What the inspection can examine here

  • Siding, trim, flashing, grading and drainage — where water is being sent, and whether it is being sent at the house.
  • The roof, chimney and attic — how the roof was observed is stated in the report, as New York requires, and the attic is entered wherever a hatch allows.
  • Supply and drain plumbing where it can be seen — materials, visible leaks, the water heater and its venting, and what moisture has already done.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Ozone Park reports

Breakers in a main electrical panel with two red arrows pointing to terminals holding two wires each.
Main panel right side, number 2 and 3 breakers are double lugged; the report notes the left side number 3 breaker is double lugged as well.
Copper water pipe joined to an older galvanized pipe at a basement ceiling, red arrow at the corroded joint.
In the basement bathroom ceiling, a copper water pipe connected to galvanized pipe is leaking and corroded. Lou recommends evaluation and repair by a licensed plumbing contractor.
Grey painted balcony deck boards with a red arrow at a split board near the railing.
Trip hazard: the balcony's fourth deck board from the right has a large split sticking up. The report also notes the deck rail on the left side and the middle post are loose.

All three photographs are from Lou's own Ozone Park inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.
