A compact house hides its problems in the two places owners rarely go: the attic and the foundation. Lou has marked water staining across Bellerose attic framing and traced it back to cracked chimney step flashing, and followed a step crack down the painted brick at the base of a chimney. Paint is not a repair; it is a postponement with a finish coat.
The report's job is to separate the cosmetic from the structural and say which is which plainly. On houses this age, most findings are maintenance — but the handful that are not are exactly the ones worth the fee.
