What the inspection can examine here

  • The garage — the door, its opener safety reverse, and the fire separation between the garage and the house.
  • The roof, chimney and attic — how the roof was observed is stated in the report, as New York requires, and the attic is entered wherever a hatch allows.
  • Kitchen plumbing, GFCI protection and the built-in appliances, run through their normal cycles.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Glendale reports

Garage door lift spring and track beside a metal shelf, with a red arrow pointing up at the spring.
No safety cables in the garage door lift springs, and the door hits a 2"x4" roof collar tie when opening. Lou recommended evaluation and repair by a licensed garage door contractor.
Cracked black flashing cement with a dark hole, labelled by the report and marked with a red arrow.
Flashing cement is cracked and has a large hole, with the report noting the cement is cracked in other areas too; the rear retaining wall was also leaking water onto the garage roof.
Looking into an open boiler with heat passages heavily coated in black soot, a red arrow pointing at the clogged galleys.
Boiler heat galleys are very clogged with soot on a 95-year-old colonial. The report states the boiler must be serviced and repaired before safe use by a licensed oil burner contractor.

All three photographs are from Lou's own Glendale inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.

How much does a home inspection in Glendale cost, and how fast is the report?

Lou quotes the actual property, not a flat rate — what drives the price is size, age and what is included. The written report arrives the same day as a rule; a large or complex house can run to the next morning. Call or text 516-330-3870.
