What the inspection can examine here

  • The roof, chimney and attic — how the roof was observed is stated in the report, as New York requires, and the attic is entered wherever a hatch allows.
  • Siding, trim, flashing, grading and drainage — where water is being sent, and whether it is being sent at the house.
  • Kitchen plumbing, GFCI protection and the built-in appliances, run through their normal cycles.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Hicksville reports

Wood sill plate and 2x4 stud beside a door with three red arrows, labelled screw driver easily penetrates wood.
Wood sill plate has termite damage on the left side of the door — Lou's label notes a screwdriver easily penetrates the wood. Termite mud tubes were also found up the 2x4s.
Grey asphalt shingle roof near the ridge with five red arrows pointing at cracked shingles.
Many cracked shingles with mineral lost near the peak; the rear roof has one layer.
Basement ceiling above a boiler with an opened ceiling, red and blue pipes and a red arrow pointing at a cut joist.
A 2x8 floor joist damaged by a plumber over the boiler. Lou recommended evaluation and repair by a licensed carpenter contractor.

All three photographs are from Lou's own Hicksville inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.
