What the inspection can examine here

  • The roof, chimney and attic — how the roof was observed is stated in the report, as New York requires, and the attic is entered wherever a hatch allows.
  • Siding, trim, flashing, grading and drainage — where water is being sent, and whether it is being sent at the house.
  • Supply and drain plumbing where it can be seen — materials, visible leaks, the water heater and its venting, and what moisture has already done.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Sunset Park reports

Greyscale FLIR infrared image of a bedroom window with a dark rectangular patch below it and a red arrow pointing at the patch.
Right side bedroom viewed with the infrared camera — the dark areas below the window show cold spots in the wall.
Black leader pipe elbow discharging onto bare concrete beside a brick wall, with a red box drawn where a splash block would sit.
Leader pipes should have splash blocks under the elbows; the red outline marks where one belongs.
Copper-framed skylight on a flat roof with stained plywood over its vents, two red arrows and a label reading plywood covering vents.
Plywood covering the skylight vents is water damaged — Lou noted the front side water damaged and the right side water damaged with holes.

All three photographs are from Lou's own Sunset Park inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.

Buying in Sunset Park: the questions with sourced answers

Each answer is built from Sunset Park’s own rows in public data — the Census, NYSDOH, NYSDEC, FEMA, the office that holds the permits — or from Lou’s reports, and cites its source. Data retrieved 1 November 2026.

How old are the houses in Sunset Park?

Median year built in zip 11232: 1938 (Brooklyn: 1943). Of 10,004 units, 55% predates 1940; 12% is from 2000 on. Lou’s reports here: 6 to 116 years old. (ACS)

How are homes in Sunset Park heated? Is an oil tank likely?

70% utility gas, 11% electricity; fuel oil 10% against 7% county-wide. NYSDEC logs Brooklyn home oil spills under the borough, not Sunset Park. A gas conversion can leave a tank behind. Buried tanks are outside the standards. (ACS, NYSDEC)

Is Sunset Park mostly houses or apartments, owned or rented?

18% buildings of 5 to 9 units, 18% two-unit buildings; 24% owner-occupied (Brooklyn: 30%). Lou’s jobs here included a condominium, a multi-family building, a three-family house and a two-family house. (ACS)

Is radon a concern in Sunset Park?

Brooklyn (reported by borough): 528 basement tests, average 2.07 pCi/L, 54 at 4 or above (10%). Radon testing is optional. (NYSDOH)

Has Sunset Park flooded? Is the house in a flood zone?

57 flood-insurance claims from zip 11232 since 1979, most in 2012 (27): 97th of the 189 zips on these pages. Check the address on FEMA’s map. (OpenFEMA)

Who holds the permits and certificate of occupancy in Sunset Park?

The NYC Department of Buildings. Look the address up on BIS or DOB NOW. Your attorney usually runs the search.

Which code, water and sewer rules apply in Sunset Park?

The New York City Construction Codes, the NYC Department of Buildings records and NYC water and sewer: county-wide, written once.

How much does a home inspection in Sunset Park cost, and how fast is the report?

Lou quotes the actual property, not a flat rate — what drives the price is size, age and what is included. The written report arrives the same day as a rule; a large or complex house can run to the next morning. Call or text 516-330-3870.
