What the inspection can examine here

  • Kitchen plumbing, GFCI protection and the built-in appliances, run through their normal cycles.
  • The heating plant and any central air — operated in normal mode, dated from the data plate, with the flue and clearances looked at where accessible.
  • Bathroom fixtures, ventilation and the plumbing behind them, with the shower and tub run.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Greenwich Village reports

Interior brick wall beside a white radiator with a vertical crack traced in red dashes and two red arrows.
Brickwork is cracked at the front right corner near the radiator. Lou recommended repairing with a high strength mortar and evaluation by a licensed mason contractor.
White cast iron radiator against a brick wall with a dark stain at the end section, red arrow.
Radiator leaking at the last upper flange joint; Lou did not recommend repairing this radiator as it would need to be taken apart and resealed.
FLIR thermal image of a wall with blue cold spots, labelled 73 degrees non repaired areas and plastered areas 68 degrees.
Blue and dark areas on the infrared photo indicate dampness at fresh plaster repairs, with the plastered areas reading 68 degrees against 73 for the non-repaired wall.

All three photographs are from Lou's own Greenwich Village inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.

Buying in Greenwich Village: the questions with sourced answers

Each answer is built from Greenwich Village’s own rows in public data — the Census, NYSDOH, NYSDEC, FEMA, the office that holds the permits — or from Lou’s reports, and cites its source. Data retrieved 1 November 2026.

How old are the houses in Greenwich Village?

Median year built in zip 10012: 1938 (Manhattan: 1951). Of 14,568 units, 64% predates 1940; 6% is from 2000 on. Lou’s reports here: 96 to 128 years old. (ACS)

How are homes in Greenwich Village heated? Is an oil tank likely?

46% utility gas, 31% electricity; fuel oil 16% against 15% county-wide. NYSDEC logs Manhattan home oil spills under the borough, not Greenwich Village. A gas conversion can leave a tank behind. Buried tanks are outside the standards. (ACS, NYSDEC)

Is Greenwich Village mostly houses or apartments, owned or rented?

30% buildings of 20 to 49 units, 28% buildings of 50 or more units; 22% owner-occupied (Manhattan: 25%). Lou’s jobs here included a condominium and a co-op apartment. (ACS)

Is radon a concern in Greenwich Village?

Manhattan (reported by borough): 131 basement tests, average 2.09 pCi/L, 16 at 4 or above (12%). Radon testing is optional. (NYSDOH)

Has Greenwich Village flooded? Is the house in a flood zone?

11 flood-insurance claims from zip 10012 since 1982, most in 1982 (3): 170th of the 189 zips on these pages. Check the address on FEMA’s map. (OpenFEMA)

Who holds the permits and certificate of occupancy in Greenwich Village?

The NYC Department of Buildings. Look the address up on BIS or DOB NOW. Your attorney usually runs the search.

Which code, water and sewer rules apply in Greenwich Village?

The New York City Construction Codes, the NYC Department of Buildings records, NYC water and sewer and the offering-plan rules for co-ops and condos: county-wide, written once.

How much does a home inspection in Greenwich Village cost, and how fast is the report?

Lou quotes the actual property, not a flat rate — what drives the price is size, age and what is included. The written report arrives the same day as a rule; a large or complex house can run to the next morning. Call or text 516-330-3870.
