What the inspection can examine here

  • The roof, chimney and attic — how the roof was observed is stated in the report, as New York requires, and the attic is entered wherever a hatch allows.
  • Kitchen plumbing, GFCI protection and the built-in appliances, run through their normal cycles.
  • The panel, with the readily accessible covers off — New York requires it — and the visible wiring, outlets and grounding.
  • Radon — a separate, optional test arranged alongside the inspection.

Photographs from Briarcliff Manor reports

Brick chimney against a grey sky with four horizontal red lines drawn along its mortar joints and a red arrow.
The chimney brick needs to be pointed — the joints are eroded. On the same roof, the yankee gutters were filled with leaves and frozen at the time of inspection.
Lifted shingle on a garage roof with a red line and an 18 inch label marking the distance between nails.
Nail spacing is over 18 inches on some shingles on the garage roof, and some shingles are not nailed on the ends.
Dry stone retaining wall with moss, a red rectangle around the eroded section and a red arrow at the top.
The joints in the retaining wall are very eroded from road water washing through them; the red box marks the eroded section of the stone wall.

All three photographs are from Lou's own Briarcliff Manor inspection reports, chosen because they show a building component and nothing that identifies a property or an owner.
